You may have heard – or seen in the local press – that planning permission has in recent days been granted by Haringey for a significant property development in the heart of Muswell Hill.
107-143 Muswell Hill Road – the 1930’s corner block next to the Odeon cinema – is to undergo a major transformation by its owners, Henderson Global Investors, who are extending the rear and side of the block which will provide:
- Eight new residential units
- Extended and reconfigured retail space, which will allow both for the presence of a large restaurant and a bigger unit adjacent to the cinema which will prove attractive to potential new occupiers
- Reconfiguration of the entrance to the rear car park, plus improvements to the car park itself .
- The closing of the slip road to the front of the block to create a landscaped piazza area.
The creation of the piazza is probably of most interest – and, in the long term, most significance – to the Muswell Hill community: it will provide the very attractive prospect to local people of being able to eat and drink “al fresco” without having to sit on narrow pavements really not designed for such purposes, close to traffic and with people scurrying by just a couple of feet away.
In a wider context, this development will provide that part of the district with not only a facelift for a prominent but frankly tired-looking building but also a much-needed focal point for the “secondary area” of Muswell Hill’s retail and leisure offer. If a “name” restaurant can be attracted to the development, better still.
The increased footfall into that end of Muswell Hill engendered by a new focal point will, I believe, not only help to improve the trading situation for existing retailers on Fortis Green Road, but will also attract new businesses to that “run” of shops and, perhaps, create further development opportunities in that area.
